Environmental approvals have become a standard requirement for development approvals, and cross the boundaries of traditional environmental studies. In many cases, municipalities are requesting confirmation that development proposals meet the complex requirements from the combination of municipal, provincial and federal legislation.

For example, the introduction of the Lake Simcoe Protection Act has added another level of regulation to existing municipal requirements within the Lake Simcoe watershed. However, the Lake Simcoe Protection Act also relies on existing environmental overlays such as the delineation of signifcant woodlands and wetlands. Because of the multi-tiered approach, municipalities rely on a proponent's consultants to provide an opinion regarding compliance. Examples of these issues include:
 
  • Environmental Impact Studies;
  • Environmental Clearances;
  • Confirmation of Regulatory Compliance; and
  • Records of Site Condition.
